Is there an application fee?

​Our application fee is $75* for the primary tenants; $50 for each additional tenant. *Amount subject to change.

Is there a security deposit and is any of it refundable?

​Our security deposit ranges from $299-one full month of rent dependent on application results.

Can I request a specific apartment & can an apartment be held?

​We accept applications 90 days prior to your desired move-in date. Specific apartment units may be held 30-60 days prior to your desired move-in date.

Do you offer individual leases and co-living?

​We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

Do you accept Section 8 vouchers?

​Our community does not qualify for any voucher programs.

When is rent due and how can I pay? Are there late fees? Is there a grace period?

​Rent is due on the first of the month and can be paid online via e-check, debit card, credit card, and Money Gram. Physical checks may also be presented to the main office in person at no charge. 

Are utilities inlcuded? (Which ones specifically.)

​Electric, water, and sewer are billed based on usage. Internet and trash are a flat rate.

Is renter's insurance required?

​Yes. $100,000 of liability insurance is required per apartment unit.

Can the apartment be sublet or listed on short-term rental platforms like AirBnb or VRBO?

​Our lease does not allow for subletting or listing on short-term rental platforms such as Airbnb or VRBO.

What happens if I need to move out before my lease expires?

There is a break-lease penalty equal to 2 months of rent. Any concessions/discounts must be repaid as well.

Is 121 Larchmere pet-friendly?

Yes! 121 Larchmere is very pet-friendly and offers a pet spa for your grooming needs, as well as an outdoor dog run. (additional fees apply)

Is there 24-hr emergency maintenance?

121 Larchmere offers general maintenance Monday-Friday and 24-hr emergency maintenance 7 days a week.

Is there a washer and dryer in each apartment?

At 121 Larchmere, your apartment is fully-loaded with all energy-efficient appliances including your own washer and dryer.

Does 121 Larchmere have a workout room?

Yes! We offer a state-of-the-art 24-hr Fitness Center for our residents.

What are the hours for the fitness center?

​The fitness center is available 24/7 for your convenience.

Are there community quiet hours?

​Quiet hours: Sunday-Thursday: 10PM-8AM; Friday-Saturday: 11PM-8AM

Do you offer valet trash service and/or recycling?

​Trash and recycling options are available on every floor.

Do you have package lockers/how do I get my packages?

​Yes! We offer package concierge for our residents. 24-hr package and grocery pickup is available at no cost.

Are concierge services available?

Our on-site office staff is available Monday-Saturday.

Is there laundry on-site?

​There's no need for an on-site laundry facility, apartments have washers and dryers! 

What type of showers / baths are there?

Bathrooms include a standing shower. 

What floor plans do you offer?

121 Larchmere offers studios, 1-bedrooms, 1-bedrooms + den, and 2-bedrooms.

Are the apartments furnished?

No, our residents are free to furnish the apartments according to their personal tastes and needs. 

Do any of your apartments have patios or balconies?

​Yes! Select apartments have balconies or patios. 

Do any of your apartments have lofts?

Our thoughtfully designed floor plans do not include lofts. 

What type of flooring do the apartments have?

​The flooring is luxury vinyl plank flooring in the kitchen/living area, tile in bathrooms, and carpeting in the bedrooms.

Does each apartment have a washer and dryer?

​At 121 Larchmere, your apartment is fully-loaded with all energy-efficient appliances including your own washer and dryer.

What appliances are included?

Our apartment kitchens are equipped with quality, energy-efficient appliances including refrigerators, electric stoves, dishwasher, microwave, and garbage disposals. 

Do the apartments have air conditioning?

We want our residents to be comfortable year-round, and apartments do have AC.

When were these apartments built?

Brand new, June 2021! 

Is there parking available?

Parking is reserved and offered on a first-come-first-served basis. Never worry about finding a parking space when you come home. (additional fees apply)

What do I do if someone parks in my parking spot? What is the policy for guest parking?

​Parking is gated and accessible only by tenants. Any parking issues should be taken to the management staff.

Does 121 Larchmere have security?

Yes! 121 Larchmere offers 24-hr secured locked access as well as 24-hr video surveillance.

​We are pleased to be a smoke-free community.

What is the pet policy?

We are a pet-friendly community welcoming dogs & cats. There is a one-time, non-refundable pet fee; plus monthly pet rent. A maximum of two pets per apartment is allowed. No breed restrictions. Must be spayed/neutered.
